Real Estate Experience
Lori Beth leverages more than 20 years’ experience as a real estate appraiser and working in County Assessor’s offices in California analyzing change of ownership triggering events and corresponding market values for thousands of properties. She combines working knowledge of finance, real estate, and the law to narrate current market analysis for commercial property appraisals, taking into account state and local ordinances that impact property valuations. She has particular strength in California Proposition 19 regulations concerning transfers of property. Well-versed in property law, Lori Beth helps the firm’s attorneys advise on real estate compliance in varied circumstances such as an Airbnb host, a restaurant owner needing to utilize more indoor or outdoor space, or a landlord, tenant, property manager, or business owner seeking remedies to challenging rental situations.
Business Succession and Estate Planning
Serving in a position of trust, Lori Beth reviews living, business, and charitable trusts and wills to help determine qualified beneficiaries of real property and ensure that all regulatory requirements are met. In her role as legal analyst, she conducts relevant legal research to facilitate the often complex transfer of wealth involving real property from one generation to the next. For example, she obtains lists of assets to determine if equalization of beneficiary shares qualifies real property from reassessment. In sustaining family legacies or facilitating transfers of business ownership, Lori Beth frequently interacts with attorneys, trustees, and beneficiaries to help explain the impact and manage the process of transferring real property out of trust and into probate. Clients benefit from Lori Beth’s unique blend of legal, finance, and real estate knowledge and her compassionate professional experience to help meet their business succession and estate planning needs.
